Dubai offers 100% foreign ownership in designated areas, no property tax, a high rental yield, and a vibrant lifestyle with a diverse culture and world-class amenities. 

Foreign investors can buy freehold properties in designated areas (such as Downtown Dubai, Dubai Marina, and Palm Jumeirah) as well as leasehold properties in other areas.

In addition to the property price, buyers should budget for a 4% transfer fee, registration fee or often called Trustee Office Fee, 2% real estate agent fees , Conveyance fee (depending on the property value) and any additional costs for mortgage processing if applicable.  

The process generally involves finding a property, making an offer, signing an e-contract with the real estate, providing a deposit cheque to be kept in trust with real estate until the transfer date, signing an e-contract between buyer and seller – contract F, applying for a mortgage (if applicable), getting NOC from the developer, preparing the manager cheques and completing the transfer of ownership at the Dubai Land Department.

While it is not mandatory, using a licensed real estate agent would help navigate the market, find suitable properties, and handle paperwork efficiently.

UAE residents can opt for mortgages from banks and financial institutions in Dubai. Generally, banks offer financing of up to 80% for expatriates and up to 85% for UAE nationals.

Yes, foreign investors purchasing property worth AED 2 million or more can apply for a UAE residency visa, which is renewable every 10 years.

Yes, off-plan properties are commonly bought in Dubai. Buyers should consider the developer’s reputation, project completion timelines, payment plans, and the potential for value appreciation.
